Equigrowth focuses on acquiring distressed residential properties at discounts to their retail value in South Florida for the purpose of forcing value creation through re-positioning. The primary model entails re-positioning these distressed properties by purchasing, rehabbing and reselling them to other investors and retail end users. The properties are purchased from auctions, realtors, motivated sellers and wholesalers or from notes we own and foreclose upon with the end goal of selling to retail buyers. Other options include placing tenants and disposition of the property as turnkey rentals or selling to qualified borrowers with seller financing contracts.
Our criteria is purchasing properties at less than 65% of their Fair Market Value, so that our projected minimum profit will be realized. For each and every property purchased, several exit strategies will be devised for its potential sale, so that the maximum hold period does not exceed our predetermined threshold.
